The plot is situated right outside of the town of Agios Nikolaos, in eastern Crete. It is a five minute drive from the center of Agios Nikolaos and the center of Elounda. The location of the plot is amphitheatricall on a hill side, with magnificent birds-eye views of the town of Agios Nikolaos and the whole bay of Mirabello
The plot is located in an area where ?private town planning? is allowed and approved by the state authorities. We have already started the process of the private town planning by obtaining the initial permits (feasibility and environmental study, road connections etc.) and the architectural study is in progress.
The plot area is currently 80,000 m². After the completion of the town planning, about 40% of the plot will go towards the construction of roads and common areas, and 60% will remain for the construction of the villas and houses.
This means 48,000 m² will have the permit to build 11,520 m² of buildings, plus verandas, plus basements. This results to 100 up to 120 houses, depending on the architectural design.
Time required for the completion of the private town process: approximately 18 months.
The international airport of Heraklion is a 45 minute drive (60 km) from this property.
Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 45 mins away from the international airport of Heraklion.
Geographically the town is well protected from strong winds allowing sea sports and swimming nearly all year round.
Although Agios Nikolaos has a population of less than 20,000 it has several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbour, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a modern European town.
The microclimate is one of the best in Greece and the moderate temperatures rarely exceed 30c in summer or fall below 15c in wintertime. This wonderful dry climate together with the natural beauty of the area has attracted most of the high class hotels of Greece to operate here.
