Islands Oruda and Palacol Great investment with high growth value. These islands are located in the Kvarner archipelago, between the islands of Cres, Losinj (9 km), Rab (24.5 km) and Pag (25 km). The island Palacol without maritime domain is 30 597 m2 (160 m x 365 m). On this island is one building - the walls of a Byzantine fortress from the sixth century, in the cadastre kept as a holiday apartment, 820 m2 (28 m X 28 m). The island Oruda has around 357 042 m2 (1.4 km x 400 m) without maritime domain. On the island there are three buildings of 76, 38 and 25 m2. In the cadastre there is a church from the 6th century, 22 m2. On Oruda there is a source of drinking water, a well (deep 9 m). The island has about one hundred olive trees, and several coves with sandy beaches. According to the stories there is a secret tunnel that connects the two islands and has a buried pirate treasure. The facts are that there are unexplored tunnel entrances, that the Oruda in the 13th century was a pirate stronghold, and that the pirates destroyed the fort of Palacol. Islands have undergone the procedure of offers to the Republic of Croatia, the County of Primorje-Gorski Kotar and the city of Mali Losinj. All of them have withdrawn their interest, so the islands are available for sale. The islands are in the archaeological zone by the decision of the Croatian Ministry of Culture. The reconstruction of existing buildings is allowed: 1. By the spatial plan, the reconstruction is legally allowed of existing buildings which are located outside the building area in the existing dimensions. These buildings, which in addition have residential purposes, can be upgraded to a level that ensures the necessary requirements for the improvement of living and working conditions, provided that space is not reserved for infrastructure corridor. Necessary requirements for the improvement of living and working conditions are: replacement of worn-out parts of the building, including the construction and installation; extension or upgrade of spaces 2. The hospitality and tourist activities are allowed up to 50m from the coast line with the size of at least 3 hectare; also placement of buildings up to 400m2 in total gross surface with maximum height of 5m, with the possibility of constructing an underground basement up to 1000m2 in total gross surface. Every constructing activity, and also reconstruction of existing buildings, require the approval from the Conservation Department in Rijeka (Croatia)
